Facilities Management Department, Company F, a manufacturer of manufacturing equipment
Multiple tent warehouses constructed in various locations. Deteriorated condition cannot be determined…
Company F, which develops and manufactures a large number of manufacturing equipment, built several new tent warehouses as storage facilities for materials and finished products when it established a system to increase production seven years ago. Since then, the company has been using the facilities without any major problems. However, the company decided to review the facilities on a company-wide basis in order to prepare for the frequent occurrence of disasters.
issue
No in-house knowledge or expertise on proper inspection and maintenance methods...
Seven years ago was the first time Company F had used a tent warehouse. At that time, the company had obtained some maintenance information from the manufacturer, but it had been a long time since construction, and the correct management methods were unclear.
Mr. A, who is in charge of the Facilities Management Department, recalls the situation at that time as follows
There were no employees who had the knowledge and know-how of how long tent warehouses should be maintained and how to properly inspect them. Therefore, there was a concern that we could not properly assume what risks there might be if we continued to use the facility in the future,” said Mr. A.
The Facilities Management Department decided to estimate the cost of replacing the membrane material in all the tent warehouses, based on the risk of a greater-than-expected disaster in the future.
However, multiple tent warehouses were being built at the same time, and it was unlikely that the cost of adapting all of them would be available.
Not only that, but if all facilities were to be maintained, on-site work would also be significantly delayed due to the impact of the inspection and replacement work. This was a situation that Company F most wanted to avoid, as it would cause inconvenience to its business partners.
However, even if we were to perform maintenance on some, but not all, of the tent warehouses, it was difficult to determine how much deterioration varied among the warehouses built in different locations and when it would be best to replace the membrane material,” said Mr. A. “We had no idea what to expect from the new membrane.
Members of the Facilities Management Department decided to research tent warehouse maintenance again to determine how to handle the situation in the future.
Key Points of the Issue
- We did not know the exact maintenance period or proper inspection methods for the tent warehouse.
- Lack of knowledge about deterioration and incorrect assumption of risk
- Inspecting and reupholstering all facilities would delay work on site.
solution
Key Points of Solution
- With TACS, our expert staff can analyze membrane materials and calculate accurate safety levels.
- Reveals deterioration conditions that cannot be visually confirmed, such as exposed fibers and delicate scratches on the surface
- Inspection work can be completed in about half a day without damaging the tent warehouse and without disturbing on-site work.
Compatible with other companies' products. Expert inspection allowed us to ascertain the correct safety level!
One of the members of the Facilities Management Department was researching tent warehouses on a Web search when he came across TACS, an inspection and diagnostic service for membrane tents.
TACS was a service offered by Taiyo Kogyo, which develops and sells tent warehouses and other products. Looking at the website about the service, it is clear that they offer inspection and diagnosis services for other companies’ products. So I immediately decided to contact them to ask for more information about the service.
When we spoke with a representative from Taiyo Kogyo to learn more about TACS, we learned the following.
Mr. A. said, “TACS is a service that allows us to calculate the safety level of our tent warehouse by having our knowledgeable and experienced staff photograph and analyze the membrane materials using a proprietary system. We were interested in TACS because we heard that it could identify deteriorations that could not be visually confirmed, such as exposed fibers and delicate scratches on the surface,” said Mr. A.
Not only that, but after analyzing the tent warehouse’s current state of deterioration, even if it did not need to be reupholstered immediately, they were also able to provide a maintenance plan and an estimate of when it would need to be reupholstered in the future. We also learned that many companies currently using tent warehouses are using TACS to hedge their risk.
We found that the inspection could be completed in about half a day without damaging the tent warehouses or interfering with on-site work, so we decided to request an inspection of all the tent warehouses at first.
After inspection and diagnosis by TACS’ expert staff, it was found that few warehouses at Company F required immediate reupholstering, and as a result, the cost of the equipment review was minimized.
At the same time, the members of the Facilities Management Department were relieved to know that they were able to secure a budget in advance because they had a clear maintenance plan and replacement schedule for the future.
