The e-commerce market, where products are traded over the Internet, continues to expand. At the same time, the need for logistics and transportation facilities has grown significantly. The need for warehouses and depots goes without saying. However, medium- and large-sized warehouses require a lot of time and money for construction and maintenance.

The cumbersome legal procedures and other requirements may make you hesitate to plan a new depot. In this issue, we would like to introduce “tent warehouses” as one solution to such problems.

What is a Tent Warehouse?

As the name suggests, a tent warehouse is a construction consisting of a metal framework covered with a fabric that serves as a membrane. The structure made of the framework and membrane is called a “membrane structure. Although the size and use vary, “tent warehouses” that meet the following conditions are eligible for preferential treatment under the law, and thus offer significant advantages in terms of cost when constructing a warehouse.

  1. The building must be a membrane structure with a total floor area of 1000 m2 or less.
  2. It must have a roof (gable, single-flow, or circular arc) and walls, and only one story.
  3. The height of the eaves from the ground to the eaves must be less than 5 m.
  4. Membrane materials shall be anchored to the steel framing at intervals of not more than 3.0 m in the dead-end direction.
  5. The use must be limited to warehousing.

Advantages and disadvantages of tent warehouses

While convenient and affordable, tent warehouses have many advantages, there are also disadvantages, and you should be familiar with both when implementing a tent warehouse.

The first advantage of tent warehouses is their low cost. Tent warehouses are far less expensive to build than other types of warehouses.

Next is the “short construction period. Tent warehouses with membrane structures can be built in a short construction period. If there is no problem with the bearing capacity of the ground, there is no need for piling work.

After construction, “easy maintenance” is also an important factor. In many cases, tent warehouses can be repaired simply by replacing the membrane when the ceiling is damaged by a typhoon or other disaster, allowing for quick restoration of operations.

If the membrane material is white or ivory in color, the environment will be bright during the day, even on rainy days. Another major attraction is that it eliminates the need for lighting maintenance.

One of the disadvantages of tent warehouses is deterioration. The ultraviolet rays of sunlight damage the membrane of tent warehouses, so areas exposed to sunlight throughout the day are particularly susceptible to deterioration. Also, the membrane structure makes it inferior to conventional construction methods in terms of security.

And, the temperature inside the storage room may rise in the summer and condensation may be seen in the winter. However, many of these disadvantages are being resolved through the use of new materials and after-sales service by each company.

How to Build a Tent Warehouse Cheaply If You Don't Know

The cost of land in an area or region is the first thing to consider in putting up a tent warehouse at a reasonable cost, but the cost of the foundation and other construction costs and materials also tend to be expensive.

In recent years, some companies have begun to offer all-in-one consultation services, from choosing a location for a tent warehouse to calculating various costs, so it is a good idea to consult with them first to obtain a quote and make a decision.

Application for confirmation is required when building a tent warehouse.

Membrane structures are legally defined as buildings, even though they are tents. Therefore, to install a tent warehouse of 10 m2 or more in size, an application for a building permit is required according to the Building Standard Law. The application should be submitted to either the local government or a private building permit inspection agency. The time and cost involved in dealing with building permit applications can be a headache.

Recall here the conditions for receiving preferential treatment for tent warehouses mentioned earlier. If the conditions for preferential treatment are met, various mitigation measures can be taken, such as reducing the thickness of the steel frame to reduce costs and eliminating the need for a conformity determination (peer check) regarding the validity of the structural calculations.

How do I maintain my tent?

Tent warehouses also require maintenance as they deteriorate over time. In particular, dirt on tent membranes reduces light transmission, which in turn deteriorates the working environment and operational efficiency. In addition, as we have already mentioned, the membrane is vulnerable to ultraviolet rays and tends to deteriorate. Then there is the risk of typhoons and other natural disasters. These factors must be addressed when using tent warehouses.
